We want our guests to experience hotel-grade quality, and to ensure this, we insist on the following from our homeowners and their properties. A large proportion of our guests book with us repeatedly, and some use our services for every beach holiday on the KZN Dolphin Coast. Below is a brief list of required amenities. However, we will discuss the full list of requirements should your home meet our standards and you wish to proceed with LCE in the next stage.

Bedrooms
Invest in high-quality down duvets and pillows and high-thread-count linen – the higher the thread count, the longer they will last, making it a worthwhile investment. Use mattress and pillow protectors on all beds. Ensure you have two complete sets of linen (and towels) – this will pay for itself over time.
We require two standard pillows per single or three-quarter bed, and four standard pillows per double bed. Queen and king beds will require four king-size pillows. Read more about our linen size suggestions.

Bedroom Essentials and Requirements:

-
Two sets of hotel-grade white linen for guests only (linen change once a week).
-
Comfortable mattresses.
-
Full-length mirror, hairdryer, and bins.
-
Headboards for each bed.
-
Bedside tables and lamps.
-
Good quality duvet and pillow inners (nothing lumpy).
-
Scatter cushions and throw/blanket.
-
Large carpet or bedside rugs.
-
Empty and clean cupboard space.
-
Air-conditioning in bedrooms.
-
Ceiling fans in bedrooms.

Bathrooms
Supply a good stock of thick, snag-free white cotton towels. We suggest a minimum of two bath towels and two hand towels per guest. If your house has a pool or is close to water, please also supply one swimming towel per guest.
Essentials and Requirements:

-
Two sets of hotel-grade towels for guests only (changed every 3–4 days).
-
Bathrooms must include a mirror, bin, toilet brush, and bathroom hardware such as a double towel rail, hooks for towels and robes, toilet roll holder, spare toilet roll holder, and hand towel rail.

We will provide each bathroom with Charlotte Reese bathroom amenities, which will be charged to the owner.

Kitchen
Consider what equipment you would need to prepare an elaborate three-course meal, and ensure the house is fully equipped. Please supply a full set of braai tools and check the condition of braai grids frequently. Provide cleaning products, black bags, and a new scouring sponge for each new guest.

Essentials and Requirements:

-
Matching cutlery and crockery sets (chip-free).
-
Decent pots, pans, and sharp knives.
-
Matching glassware (wine, champagne, juice, water, whisky, beer, etc.).
-
Plastic glasses and plates for children or use around the pool.
-
Unnecessary bits and bobs stored out of sight.
-
Fully equipped kitchen, including microwave, toaster, kettle, oven, hob, fridge/freezer, coffee machine, dishwasher, washing machine, and tumble dryer.
-
All necessary utensils (e.g., can opener, bottle opener, wooden spoons, spatulas, masher, serving spoons, salad bowls).
-
Ice bucket, cheese board, serving platters.

Key Lockbox
We strongly recommend having a lockbox installed in a discreet location. This allows departing guests to safely deposit keys if your housekeeper or manager is unavailable. A lockbox is also useful for remote properties or after-hours arrivals where a meet-and-greet is not possible.
Owners’ Personal Belongings
All personal belongings must be packed away, with valuable items either removed from the premises or locked away. Ample space must remain for guests to store their belongings. Please ensure bathroom and kitchen cupboards are completely empty, except for complimentary toiletries and kitchen essentials. The fridge must also be empty – no half-empty condiment jars, please!
If you regularly have pets in your home but do not permit them for guests, please inform us. Some people are highly allergic and need to know upfront that the home may not be suitable for them.

Age-Friendly Features
LCE specialises in family holidays, so ensuring that your property is suitable for toddlers and grandparents is very important. This will make your property appealing to a larger group of guests.

Backup Power
In the event of loadshedding or power failure, the property must have a backup power system to ensure the house can operate for a few hours.

Rental Availability
Unless otherwise agreed in writing, the property must be available for a minimum of three weeks per year during peak season and school holidays. View our Low, Mid, and Peak Seasonal Calendar.

Insurance Cover
The owner must maintain appropriate insurance cover (adequate for the property, structure, and contents) for the duration of the agreement, with a reputable insurer. Failure to do so will be regarded as a material breach of contract.

Pet Policy for Guest Bookings
To ensure a seamless and enjoyable experience, homeowners must arrange alternative accommodation for their pets (e.g., dogs, cats) during guest bookings. Pets are not permitted on the property while it is occupied by guests.
Homeowners are responsible for organising suitable arrangements for their pets prior to guest stays. This policy maintains the comfort and safety of both guests and pets and upholds the high standards expected from our holiday homes.
Failure to adhere to this policy may result in additional cleaning or maintenance fees and could impact future bookings.

Getting Started

Should your home meet our standards and tick all the boxes, we would like to meet you and move to the next step. Luxury Coastal Escapes has a Getting Rental Ready Checklist Guide for you to use for each booking. This will help you to ensure that your home is prepared to our exact standards.

Book a Valuation
Our team will book an appointment to valuate and inspect your entire house from the bedroom to all the kitchen amenities. All aspects of the house will be taken into consideration and your nightly rental rate will be based on that. Seasonal rates will apply based on availability. Every year the season dates will differ and will be based on school and public holidays.

Book a Linen Assessment
LCE insists that all linen is a minimum of 300 thread count (T300) white cotton which is soft and cool to the touch. Beds all need to be made with a fitted sheet, top sheet, duvet cover (big enough to tuck in) and pillowcases. Read more about our Mattress Measuring Size Guide for Linen

Towels & Bath mats - We sell all sizes of white 550gsm towels from the Glodina and Nortex 'Snag Free' Range. All homes need two sets of towels per guest. Adults require bath sheets and children require bath towels.
All our linen is hotel grade and made to order and orders take up to 2-3 weeks from payment.

Sign the Owners Mandate
Based on the agreed nightly rental rate and LCE commission of the total rental, we will have an owner's mandate contract that will outline all terms of the rental agreement and requirements.

Book a Photoshoot
This will be done by our professional photographer Chris Allan. The photos are the most important part of your listing as they will help us market your home to potential guests. We have some spectacular homes in our collection and your photographs are key in competing with the other homes on offer. The more you can do to stage your house for the shoot, the better.

The Welcome Guide
We prepare a useful home guide which is bespoke to your home. This is a platform for us to leave the information on the house to ensure the Guests look after your home and treat it as if it were their own. The guide has necessary guidelines and instructions on the electronics of your home, remote buttons, alarm instructions, WIFI passwords, Estate Rules and Regulations and facilities on offer to guests during their stay, Information on giving access to friends/family visiting them during their stay and useful contact & emergency numbers. To do this we require a lot of information from you so we can compile the guide and allow us to manage the house whilst you are away.

Stress-Free Marketing
LCE will photograph, market and advertise your home, secure bookings, take payments/deposits, and ensure T's & C’s / Indemnity Forms / Estate security forms are signed prior to the Guest's arrival.
